Momentum Leisure Secures €30 Million in Institutional Funding for Construction of Its Fourth Theme Park in Poland

  • mBank (via Deloitte Debt) leads financing mix
  • Land acquisition completed
  • Building permit granted
  • New concept launching end of 2025

Amsterdam / Gliwice, October 28, 2025 – Momentum Leisure has taken significant steps in advancing its corporate strategy focused on the expansion of theme parks across Central Europe. In addition to acquiring a 67,000 m² plot from Mitiska REIM, the company has secured a total of €50 million in new financing for the construction of its fourth theme park in Poland. The financing will be released in tranches and consists of institutional capital (80%) and family fund investments (20%). mBank is acting as the lead financier through Deloitte Debt, supported by several selected family funds.

Momentum Leisure, the Dutch developer and investor in leisure destinations behind Poland’s successful Majaland theme parks, has officially started preparations for its fourth Polish park. The new park, located in Gliwice in the south of the country, represents an investment exceeding €50 million and marks another milestone in the company’s growth strategy for Central and Eastern Europe.

Following highly constructive collaboration with local authorities, Momentum Leisure obtained the building permit for this fourth park in October 2025. The acquisition of the site from Belgian investment firm Mitiska REIM, owner of Europa Centralna, has also been finalized. The joint development will create a major regional hub for retail and entertainment, further strengthening Gliwice’s position as one of Poland’s fastest-growing leisure destinations. With both the permit and financing secured, construction is scheduled to begin by the end of 2025, with the opening planned for mid-2027. The new theme park will be located next to the Europa Centralna retail park, one of the region’s largest shopping destinations. Europa Centralna, owned by a Mitiska REIM fund, has been undergoing redevelopment and optimization since its acquisition in March 2023 via the MEREP 3 fund, which has now sold a parcel to Momentum Leisure for this project.

The park will cover 67,000 m², including 10,000 m² of indoor attractions and 10,000 m² of outdoor zones, with an expected opening in Q2 2027.

“This will be a completely new concept,” said Wouter Dekkers, CEO of Momentum Leisure. “We’re still targeting families, but with a shift toward an older age group. Thanks to the excellent location and unique attractions, we expect to welcome between 400,000 and 600,000 visitors per year from Poland and neighbouring Czechia. Our investments reflect not only our confidence in Poland’s economic potential, but also our belief in the power of shared family experiences.”

New Concept, New Brand and New Experiences
Unlike Momentum Leisure’s previous Polish parks — Majaland Kownaty, Majaland Warsaw, and Majaland Gdańsk — the Gliwice park will feature an entirely new brand and concept. The project will spotlight internationally recognized characters from Nickelodeon (including SpongeBob SquarePants, PAW Patrol, and Teenage Mutant Ninja Turtles) and The Smurfs, developed in collaboration with Leisure Expert Group from Amsterdam.

“The mix of attractions in Gliwice is designed for children aged 3 to 12, but also for families seeking quality shared experiences”, Dekkers added. “The park will feature two roller coasters from renowned manufacturers Zierer and Gerstlauer, with a custom layout offering a seamless indoor-outdoor ride experience — a first for our Polish parks.” This will also be the first Momentum Leisure theme park fully developed in-house.

Retail & Leisure as a Growth Formula in Europe’s Fastest-Growing Metropolitan Regions
With this fourth park, Momentum Leisure continues its country strategy for Poland, extending into cross-border regions with Germany and Czechia — a combined market of over 40 million residents. Thanks to the strategic locations of its three existing parks and the new Gliwice park, visitors across Poland and neighbouring regions will soon be within just a few hours’ drive of a Momentum Leisure destination.

In addition to Poland, the company is also expanding into Romania, where it has acquired land in Bucharest, targeting a combined regional market of 55 million inhabitants.

Momentum’s approach — combining theme parks with major retail and leisure hubs — is being implemented in multiple locations. Its operational Majaland Warsaw park forms part of Project Góraszka by Nhood (the Auchan Group), located along Warsaw’s ring road, where a new retail area including an outlet center recently received planning approval.
